From the outside it looks like any other terraced house in Cardiff .
The Victorian three-bed in Roath blends in with the surroundings and you’d walk past without thinking twice.
But on the inside it’s a super-modern home designed by a top architect that’s now for sale with an exclusive London estate agency.
Worlds apart to the student homes that fill the area, the property on Inverness Place is full of modern features all carefully designed by owner and architect Benjamin Hale.
The house was bought by Benjamin and his partner in 2016 and the pair finished refurbishment after around two years.
Just a few minutes walk away from Roath Park, the 960sq ft house has been completely refurbished.
Benjamin, originally from Newport, said: “We bought the house in autumn 2016 and it was pretty different. It was a student house with no features at all, just nothing.
“It was a project, it was an architectural experiment to try and restore it and maintain the quality of the spaces.”
The old interior was stripped back and replaced with more simple materials alongside some original details brought back.
An original door welcomes people into the house, with black quarry tiles running through the hallway.
The living room features a log-burner, sash windows and lime-washed European oak flooring.
It’s now on the market for £310,000 with The Modern House, an exclusive estate agent normally selling multi-million pound properties in London.
Marketed towards “exceptional” properties, their website only features 160 homes with the most expensive a property in London asking for £9.95m.
Benjamin, a tutor at the Welsh School of Architecture, said: “We spoke to a few estate agents in Wales and we felt they didn’t understand what we had done, we didn’t want to sell sit it and then someone not appreciate it.
“So we got in touch with The Modern House. They sell a lot of properties in London, but I had seen they had a few outside.
“They snapped it up. They’re trying to get into that market of maybe more first time buyers I think.”
Rightmove data shows that one three-bedroom on Inverness Place sold for £230,000 in May 2019.
Benjamin, who runs his own architect firm , said one of his favourite parts of the house is the hall, after they created a skylight to let natural light in.
He said: “The house is unusual for that part of Cardiff, and Cardiff overall, but it’s not for me and my background in architecture.
“I see a lot more of that style in London and in other parts of the UK too.”
Despite the stress of a renovation, Benjamin said the work went smoothly.
He said: “The house wasn’t occupied for the first year, we weren’t able to live in it.
“I think a lot of people struggle with a renovation, but for us it was a project so it wasn’t too stressful.
“It was very satisfying in the end though.”
